Plot Boundary Zoning

To study the possibility of adjusting the zoning boundary for one or multiple plots, in accordance with the boundary of the title deed in case part of the plot is not zoned, or the plot has multiple zones and the zoning boundary need to be adjusted according to the largest zone area

Service Conditions

  • Part of the parcel is not zoned
  • The parcel have more than one zone

Note: The Authority has the right to reject any request that is not in line with the relevant laws, regulations and decisions issued, and the following requests are not accepted

  • The property is located in an unplanned area (UP).
  • The property is affected by the burial line
  • The property does not overlook one or more streets, according to the title deed
  • The property is intertwined with other properties.
  • The property is located within the green belt area.
  • If the property is located within an area under study (US) and the final plan has not been approved.
  • If the property is affected by a strategic project

Required Attachments

  • A copy of the owners smart card (both sides) or a copy of the commercial registration for organizations and companies.

If the applicant is authorized to represent the owner

  • A copy of the authorization letter.
  • The authorized person’s smart card.

If the applicant is a company

  • A copy of the authorization letter.
  • A copy of the Commercial Register of Companies and Companies with the Registry Extracts among those authorized to sign.
  • The authorized person’s smart card (authorized to follow up on the application).

If the applicants are heirs

  • Smart card copies of all legitimate heirs.
  • A copy of the legal obligation.
  • An authorization letter signed by the heirs.

  • Decree-Law No. (2) of 1994 on urban planning and its executive regulations promulgated by Ministerial Resolution No. (1) of 1994
  • Decree-Law No. (3) of 1994 on the division of land for reconstruction and development, and its executive regulations issued by Ministerial Resolution No. (56) of 2009, and its amendments
  • Resolution No. 28 of 2009 regarding the regulatory construction requirements in all areas of the Kingdom
  • Decree-Law No. (36) of 2016 approving the strategic structural scheme of the Kingdom of Bahrain
  • The organization of buildings law issued by Decree-Law No. (13) of 1977, and its amendments, in particular Article No. (20) thereof
  • The Municipalities Law issued by Decree-Law No. (35) of 2001, its amendments and the executive regulations issued by Ministerial Resolution No. (16) of 2002, and its amendments
  • Ministerial Resolution No. (56) of 2009 issuing the executive regulations of Decree-Law No. (3) of 1994 on the division of land for reconstruction and development
  • Ministerial Resolution No. (76) of 2015 on the detailed scheme for the Green Belt-Southern region.
  • Law No. (6) of 2005 amending some of the provisions of the Decree-Laws on public ownership of land, organization of buildings, urban planning, division of land for reconstruction and development, and public road works
  • Law No. (39) of 2009 on public property ownership

  • Create an account on the Planning portal.
  • Enter the required information and documents and submit the application.
  • Study the application.
  • Coordinate with the relevant entities (if required).
  • Notify the applicant of the result.
