Minor Subdivision

A study to subdivide a parcel or a group of parcels without establishing new roads within the subdivision in coordination with the relevant entities, in accordance with the construction zoning regulations and land subdivision regulations.

Service Conditions

  • Submission through approved engineering offices only.
  • The subdivision proposal must follow with the approved requirements for subdivision (the provisions of the executive regulations issued by the resolution).
  • The land must have an approved zoning according to the approved zoning maps.

Required Attachments

  • A copy of the title deed.
  • A copy of the owner's smart card (both sides) or a copy of the commercial registration for organizations and companies.
  • A map of the proposed subdivision signed by the land owner. If the land has multiple owners, all owners must sign the map.
  • An electronic copy (soft copy) of the proposed subdivision map (AutoCAD/MicroStation).

If the land is part of an approved plan (Durrat Al Bahrain, Diyar Al Muharraq, Amwaj Island, Bahrain Bay):

  • A copy of “Special Nature Projects Review Committee” approval.

If the applicant is a company

  • A copy of the Commercial Register of Companies and Companies with the Registry Extracts among those authorized to sign.
  • A copy of the authorization letter.

If the land is at sea

  • A copy of the reclamation completion certificate from the relevant municipality (for marine land).

If the applicant is authorized to represent the owner

  • A copy of the authorization letter.
  • The authorized person’s smart card.

If the applicants are heirs

  • A copy of the legal obligation.
  • Smart card copies of all legitimate heirs. 
  • An authorization letter signed by the heirs.

If the applicants are heirs:

  • A copy of the legal obligation.
  • An authorization letter signed by the heirs.
  • Smart card copies of all legitimate heirs.

Fees

  • 10 BD : Admin fees for each parcel in the proposed subdivision.
  • 150 BD : Service fees for each parcel resulting from the subdivision
  • Please Note : In the cases where the amendment request includes an increase in the number of parcels of the approved division project, the owner must pay the fee referred to above twice, on the excess amount in the number of parcels.

Service Processes

  • Create an account on the Planning portal.
  • Enter the required information and documents and submit the application.
  • Study the application.
  • Coordinate with the relevant entities (if required).
  • Notify the applicant of the result.
