Permit request (building extension) without the supervision of an engineering office

Obtaining a building permit for minor extensions or changes to existing facilities, with an area of less than 50 square meters, without the need for supervision from an engineering office,

Required Attachments

  • Letter from the owner
  • Copy of the ownership document / titling contract / religious ordinance / approval of heirs and copies of their ID cards / official procuration
  • Copy of ID Card / Copy of Commercial Registration Record
  • Copy of the approved survey certificate or the plan approved by the Survey and Land Registration Bureau, if necessary
  • Recent photographs of the site
  • Copy of the previous licenses and approved engineering drawings, if any
  • Engineering drawings of horizontal projections and facades
  • Electrical load form
  • Load certificate from an approved engineering office to add a second floor
  • Other approvals might be required. They may include the approval of the Bahrain Authority for Culture and Antiquities / the real estate developer / the Ministry of Finance

  • all resolutions issued by the Council of Ministers, His Excellency the Minister, the Municipal Council, and service entities related to building permits
  • Resolution No. 28 of 2009 regarding the regulatory construction requirements in all areas of the Kingdom
  • Decisions issued by the committees formed by ministerial resolutions, including the committee in charge of projects with a special nature, the Committee in charge of Grievances against decisions of building permits, and the Committee in charge of Grievances against urban planning decisions
  • decisions issued by the Urban Planning and Development Authority.
  • Resolution of the head of the Central Municipal Authority to issue the executive bylaws for Decree-Law No. (13) for the regulations of buildings
  • Resolution No. (76) of 2018 promulgating the regulatory requirements that should be applied to housing projects.

Service Processes

  • Submit an electronic request by the applicant (the owner or his /her representative through the electronic system for building permits) at the municipality’s electronic service center for an extension permit without engineering supervision
  • The request is received and a reference number for municipal services is issued to the customer service center. Then the request is reviewed by the receptionist.
  • Initial payment
  • Field inspection
  • Request examination
  • In case of conformity, the request is approved
  • Final electronic payment
  • Issuance of permit
  • In the event of non-conformity, the request will be rejected and the owner will be notified
  • If necessary, the request is transferred to the relevant service entities
