Real estate division contract
Signing of a division contract between the parties
Required Attachments
- The original title deed of the real estate must be free from any obligations
- Original passport or Identity Card (passport for foreign nationals)
- If one of the parties is an entity, the memorandum of association, an extract of the Commercial Registration details and the decision of the board of directors or partners
- If one of the parties is a bank, an authorization by the relevant bank and its approval by the Central Bank of Bahrain in the event of a purchase
- If one of the parties is the Minors Fund and Affairs Directorate, a letter from the Minors Fund and Affairs Directorate
- A letter from the Sharia courts, if the relevant property is part of the third of their total assets to be bequeathed via a will and is stated in the Religious Ordinance document
- If one of the parties is a charity, the approval of the Ministry of Labour and Social Development
- If the first party (seller) is one of the Royal Family, an attached letter from the Royal Family Council
- The original powers of attorney if the representation is by proxy and in the event of foreign powers of attorney, the documents must be notarized by the Bahrain Ministry of Foreign Affairs, or with an Apostille stamp
- A letter of approval from the Survey and Land Registration Bureau permitting ownership in certain areas
- If the buyer is a GCC national, a decision of approval by the Minister of Justice, Islamic Affairs, and Waqf
- A letter of from the Urban Planning and Development Authority approving the subdivision
- Completed "Know Your Customer" form by all parties
